Minimum 5% on homes up to $500K, 10% on the portion between $500K–$999K, and 20% on homes $1M+. For a $750K home that works out to roughly $50K minimum. CMHC mortgage insurance is required below 20% down. First-time buyers may also use the First Home Savings Account (FHSA) — up to $40K tax-free — and the Home Buyers’ Plan (HBP) from their RRSP.

Ontario charges a provincial LTT on every purchase. On a $750K home it’s roughly $11,475. Buying in Toronto adds a second municipal LTT of a similar amount. In most resale transactions, no — the seller’s side still covers buyer-agent compensation. Since the 2024 CREA changes, buyers must sign a Buyer Representation Agreement (BRA) that spells out fees before touring.
